    Reworking what you have

    Renovations, the Short Version

A renovation reworks the house you have: the layout, kitchen and bathrooms, joinery and finishes, often with a rear extension. On older houses the risk is behind the walls, so the scope is investigated before the price is fixed.

When the work would cost most of a new house, we say so and compare it with a knockdown rebuild.

What Hides in an Older House

The usual surprises are the same across NSW: asbestos in the eaves or fibro sheeting, wiring older than the current standard, termite damage, old plumbing and footings not designed for more load.

    • Asbestos: assessed before work starts, removed by a licensed removalist where SafeWork NSW requires it.
    • Structure: checked wherever walls move or loads change.
    • Services: wiring and plumbing that must be brought up to standard are priced in, not found later.

    The process

    How a Renovation Runs

The existing house is investigated first, so the fixed price reflects what is really there.

    Step 01

    Call

A free discovery call: block, brief, budget. If the project isn't a fit for us, or another route would serve you better, we tell you then.

    Step 02

    Site visit

Keiron Moore inspects the lot: fall, access, soil, orientation, services, and the overlays on the planning certificate that decide whether it goes to Sutherland Shire Council or a certifier.

    Step 03

    Design

Plans developed for the site and your household, with 3D renderings and a virtual walk-through to check the layout before anything is built.

    Step 04

    Price

Working drawings, engineering and BASIX as one package, then a detailed fixed-price tender before a contract is signed.

    Step 05

    Approval

A complying development certificate from a certifier or council where the lot qualifies, or a development application to Sutherland Shire Council, managed to determination.

    Step 06

    Build

The CKS Projects team and its trades build it, with regular site meetings and an online client portal showing the schedule and the latest site photos.

    Common questions

    Renovation Questions

What renovations do you take on?

Whole-house renovations and interior refurbishments, often with a rear extension: reworked layouts, kitchens and bathrooms as part of a renovation, joinery, finishes and detailing. For a single room, ask on the discovery call.

What hidden problems turn up in older Shire houses?

Asbestos in eaves and fibro, wiring older than the current standard, termite damage, old plumbing, and footings not designed for more load. We price what can be known before the contract, and if the work would cost most of a new house we compare it with a knockdown rebuild.

Do I need approval to renovate?

Minor, low-impact work can be exempt development. Many alterations and additions can be approved as complying development in as little as 20 days. Larger or constrained work needs a development application to Sutherland Shire Council.

    How is a renovation priced?

To the house, the site and the scope, with no square-metre rate. You get a detailed fixed-price quote with a documented scope before the contract.

Is engineered stone still an option?

No. Engineered stone has been banned in Australia since 1 July 2024 for manufacture, supply, processing and installation. We cover the alternatives at selections.
