Single Contract. Single Point of Contact.

Most rebuild headaches come from hand-offs between separate trades and consultants. We take on the demolition, asbestos, approvals, design and construction ourselves, so nothing falls between the gaps.

    • Stay in the Shire you know. Keep your street, schools and neighbours instead of house hunting.
    • Council work done for you. CDC or DA with Sutherland Shire Council, including bushfire, flood and foreshore controls.
    • No provisional sums. The tender prices the scope in full, so the contract figure is the figure.
    • Your plan, not a range. A home designed for your lot and the way your household lives.

    What is a knockdown rebuild?

    Knockdown Rebuild, the Short Version

A knockdown rebuild replaces the house you own with a new one on the same land. You keep the street, the school and the neighbours, and the new home is designed for the site and built to current standards.

In the Shire's older rail-line and river suburbs, a full renovation can cost most of a rebuild and still leave the old frame underneath. That is when rebuilding makes sense.

Where the Money Goes in a Shire Rebuild

There's no flat rate, because every lot is different. These six factors shape your tender.

    Demolition scope

Fibro, weatherboard or double brick; one storey or two; pool or no pool.

    Asbestos

Inspected first, then priced as a fixed scope of licensed removal.

    Slope and access

Steep river and bay lots need engineered footings, retaining and careful machine access.

    Soil and drainage

Ground conditions decide the slab and the stormwater design.

    The new house

Storeys, roof form, glazing and finish level.

    Approval route

CDC or DA, plus any bushfire, flood or foreshore reports.

    Included in the fixed price

    • Demolition and waste removal
    • Asbestos inspection and any removal
    • Service disconnection and reconnection
    • Site works and engineered footings
    • Construction of your new home
    • Approvals and certification fees
    • A defined inclusions list for fittings and finishes

After contract, the price changes only if you choose a variation.

    The process

How a Shire Knockdown Rebuild Runs

Most CKS Projects rebuilds take 6–12 months from design to handover, and we map yours early so you can plan where to live.

    Step 01

    Call

A free discovery call: block, brief, budget. If the project isn't a fit for us, or another route would serve you better, we tell you then.

    Step 02

    Site visit

Keiron Moore inspects the lot: fall, access, soil, orientation, services, and the overlays on the planning certificate that decide whether it goes to Sutherland Shire Council or a certifier.

    Step 03

    Design

Plans developed for the site and your household, with 3D renderings and a virtual walk-through to check the layout before anything is built.

    Step 04

    Price

Working drawings, engineering and BASIX as one package, then a detailed fixed-price tender before a contract is signed.

    Step 05

    Approval

A complying development certificate from a certifier or council where the lot qualifies, or a development application to Sutherland Shire Council, managed to determination.

    Step 06

    Demolish and build

Asbestos assessment and licensed removal where needed, demolition, then the new home built by the CKS Projects team, with site meetings and an online client portal through to handover.

    Common questions

    Knockdown Rebuild Questions

Knockdown rebuild or renovation: which costs less?

On a lot of older Shire houses the rebuild wins once the unknowns are counted. A renovation quote can't price what is behind the walls, such as asbestos, old wiring, termite damage, tired plumbing or footings never designed for another storey. A rebuild is priced from a survey, a geotechnical report and a complete design, so the figure is known before work starts, and the whole house carries the statutory warranties.

Do I pay stamp duty on a rebuild?

No. NSW transfer duty applies when property changes hands. Knocking down and rebuilding on land you already own involves no transfer, so there is no duty. Council rates continue during construction.

What approvals does a Shire rebuild need?

Approval for the demolition and the new home, usually lodged together: a complying development certificate where the proposal meets the state standards, or a development application to Sutherland Shire Council where it doesn't, commonly because of bushfire, flood, foreshore or heritage controls on the lot.

    How is asbestos handled?

The house is assessed by a qualified inspector before demolition. Under SafeWork NSW requirements, friable asbestos needs a Class A licensed removalist, and more than 10 square metres of bonded asbestos needs a licensed removalist. Demolition follows the clearance certificate, all coordinated under the contract.

    How long will it take?

Most CKS Projects knockdown rebuilds take 6–12 months across design, approvals, demolition and construction. The approval pathway, the weather, ground conditions once the site is opened, and late design changes move it. Keiron sets out the timeline stage by stage at the site assessment.

Can we stay in the house until building starts?

Usually, yes. Nothing is disturbed while design, documentation and approval are underway, so most clients stay put until demolition. From then until practical completion you'll need somewhere else to live, and we give you stage durations so you can plan a lease.

What is in the fixed price?

Demolition and waste removal, asbestos inspection and any removal, service disconnection and reconnection, site works and engineered footings, construction, approvals and certification fees, and a defined inclusions list. No provisional sums hide unknowns.
