    Custom, explained

    Custom Homes, the Short Version

A custom home is drawn for one block and one household. In the Shire that often means designing for a fall to the water, a bushland edge or a narrow rail-line lot, instead of levelling the site for a standard plan.

It can go on vacant land, or replace the house you have as a knockdown rebuild.

    The process

    From Brief to Handover

Six steps, one team, one contract.

    Step 01

    Call

A free discovery call: block, brief, budget. If the project isn't a fit for us, or another route would serve you better, we tell you then.

    Step 02

    Site visit

Keiron Moore inspects the lot: fall, access, soil, orientation, services, and the overlays on the planning certificate that decide whether it goes to Sutherland Shire Council or a certifier.

    Step 03

    Design

Plans developed for the site and your household, with 3D renderings and a virtual walk-through to check the layout before anything is built.

    Step 04

    Price

Working drawings, engineering and BASIX as one package, then a detailed fixed-price tender before a contract is signed.

    Step 05

    Approval

A complying development certificate from a certifier or council where the lot qualifies, or a development application to Sutherland Shire Council, managed to determination.

    Step 06

    Build

The CKS Projects team and its trades build it, with regular site meetings and an online client portal showing the schedule and the latest site photos.

Three new homes on three very different sites.

Where these homes are. Every project on this site was built by CKS Projects in the Illawarra or on the South Coast, and each photo is labelled with its real location. The nearest to the Shire are Wombarra and Coledale, in northern Wollongong. We don't claim Shire projects we haven't published.

    Who builds your home

Who Is Behind Builders Sutherland Shire

Builders Sutherland Shire is a business name of CKS Projects, a boutique residential builder based in Unanderra, Wollongong. CKS Projects isn't a volume builder and has no display homes: each house it builds is designed for its own block.

Its Managing Director, Keiron Moore, has more than 25 years in residential building and assesses every site himself. You deal with the builder from the first visit, and one team carries design, approval and construction under one fixed-price contract.

    Common questions

    Custom Home Questions

What do I get with a custom home that I don't with a project home?

A plan drawn for your household and your block, rather than one picked from a range and adjusted. It responds to the slope, orientation, views and light of the site, and you deal with the builder, not a sales consultant.

    Do you have display homes?

No display village and no catalogue. CKS Projects is a boutique builder, and Keiron Moore assesses each site himself before design starts.

Can I see it before it's built?

Yes: 3D renderings and a virtual walk-through, so layout, room sizes and details are checked first. Kitchen designers, colour consultants and flooring specialists help with selections.

Can I use my own architect?

Yes. CKS Projects builds from a client's architect or designer, or introduces its own design partners, and gets involved early so the design can be built for the budget.

What does a custom home cost?

We don't quote square-metre rates; the land and the brief set the number, from slope and soil to storeys, glazing and finish. You get a detailed fixed-price tender before any contract is signed.
